For families with school-age children, the school catchment zone should drive the property shortlist — not the other way around. The flat you fall in love with is worthless if your preferred school has no seats, runs no bus in your direction, or if the daily commute to school takes 35 minutes each way. That is a 70-minute daily trip for your child, year after year.
Hyderabad's best schools cluster in two zones: the Gachibowli belt (DPS, Glendale, Sancta Maria, Oakridge) and the Kondapur belt (CHIREC, Suchitra). Kokapet gated communities sit within reach of both. Narsingi and Tellapur are improving but remain secondary options for families where school quality is a top priority.
Confirm your preferred school has seats for your child's age group before you sign any property agreement. Several top schools in Hyderabad have waiting lists of 1 to 3 years. Buying a flat 500 metres from a school does not guarantee admission. Get the admission confirmation in writing first.

Two campuses serve western Hyderabad. Kondapur campus is closest to Kondapur and Gachibowli gated communities. Bachupally campus runs bus routes through Tellapur and Nallagandla. Highly rated, strong alumni network in IT sector.
IB curriculum option in Hyderabad. Bachupally campus serves northwestern Hyderabad. Bus routes cover Kondapur, Miyapur, and parts of Kokapet. IB education premium — fees higher than most local schools.
Strong CBSE school in Gachibowli. 2 to 4 km from most Gachibowli and Kondapur gated communities. High academic performance, good sports facilities. Consistently ranked in Hyderabad's top 10.
Multiple Hyderabad campuses including Nacharam and Mahendra Hills. Most relevant for western corridor buyers is DPS Nacharam — accessible from Kokapet via ORR. Also check DPS Kompally for north Hyderabad families.
Premium international school in Gachibowli. Within 3 km of most Gachibowli gated communities. IGCSE curriculum. Smaller school — more personalised. Strong for arts and non-STEM focus families.
Mid-range CBSE school popular with families in Kondapur and Miyapur gated communities. More affordable fees than CHIREC or Oakridge. Good for families who want CBSE without the premium international school fee structure.

Any project above 500 sq m or 8 units must be registered with TG RERA. Ask for the registration number and check it yourself on rera.telangana.gov.in — confirm the promoter, the sanctioned plan and the committed possession date before paying a token.
Layout and building sanctions come from HMDA in the metro region, GHMC within city limits, or DTCP outside HMDA. Make sure the sanctioned plan matches what is being built — a deviated or unapproved structure is hard to register, loan against and resell.
Insist on a clear, marketable title and a 13-year Encumbrance Certificate (EC) from the Sub-Registrar / IGRS showing no pending loans or disputes. For plotted land, cross-check the survey number on Telangana’s Dharani portal. A lawyer’s title opinion is money well spent.
The sale deed is registered at the Sub-Registrar Office on the higher of the agreed price or the government market value. Stamp duty, transfer duty and registration charges apply over and above the flat cost — confirm the current rates and book your slot on registration.telangana.gov.in.
For a ready home, ask for the Occupancy Certificate (OC) and Completion Certificate (CC). Without an OC the building is not legally cleared for occupation, which can stall water and power connections and complicate resale. For under-construction, this is the document due at handover.
Lenders fund RERA- and municipally-approved projects only, so clean approvals also speed up your loan. Factor GST on under-construction homes, and note that salaried buyers can claim principal under Section 80C and interest under Section 24(b) — confirm current limits with your advisor.
